What Happens When A Tenancy Agreement Ends
A landlord can use a tenant`s security deposit to pay a tenant`s unpaid rent or repair damage and clean the unit if the condition exceeds normal wear and tear. Most states require the landlord to return the deposit and provide the tenant with a list of deductions within 14 to 60 days of the date the tenant moved. If a landlord terminated the right to terminate a fixed-term lease before March 26, 2020 (the effective date of the COVID-19 Act), this notice will no longer be valid unless the landlord and tenant agree otherwise. After June 26, 2020, landlords can issue a new termination to terminate the lease. If this happens, the rental does not end at all, but will continue (provided that the tenants do not move) at regular intervals, as stated in the agreement. Usually, this applies to a monthly periodic rental.
